Getting Great Deals on Miami Beach Vacation Rentals


I’m glad that my parent’s dream of moving to Florida has become a reality. They are finally able to live out that dream now that they have retired and all of their children have grown and moved away. My siblings and I started to plan visits by looking into Miami Beach vacation rentals. We can’t wait until my parent’s have settled enough for company. However, we couldn’t decide what we wanted to do because we found so many great places to stay when we tried an Internet search.

We also had to consider how much we were going to spend on the Miami Beach vacation rentals. Some of us wanted to go big while others preferred something a little thrifty. Fortunately, there are options that appeal to even the most meager wallets.
We actually discovered that most of the options were relatively cheap after doing some research on Miami Beach vacation rentals. The first option we considered was renting a small apartment. A small apartment can accommodate five people and only costs about 550 dollars per week. We really couldn’t afford not to look at these cheap Miami Beach vacation rentals. However, I found a better option on Miami Beach vacation rentals. There are houses that can be rented for as little as 1500 dollars per week.

We could have all three couples share a house for the Florida get away for about the same price as the small single apartment. This means that we could enjoy the spaciousness of a house by the ocean while saving a lot of money in the long run.
Some of the houses that are available as Miami Beach vacation rentals cost about 2100 dollars per week.

However, my siblings and I could just ignore those no matter how attractive they are. We decided to go with the Florida vacation home for rent rather than the condo or apartment after we considered all of the options. Now the only thing we have to do is get my parents down to Florida.

Ontario Cottage Rental - Make the Right Choice for a Successful Vacation


Are you thinking of renting a cottage for your vacation this summer? Then waking to the sound of loons calling before another day in paradise. These practical tips will help to make sure your dream becomes a reality and not a potential nightmare, so do your homework and have a great time this summer.

Don’t leave it to the last minute 2006 was the year of the last minute booking, with a huge scramble for remaining cottages in July and August, however, this year the rental agencies are reporting a brisk business in enquiries and early bookings. If you have specific needs, for example, a cottage that sleeps more than 8 people, a sandy beach, or have to have queen beds in more than one room, you should make your reservation now.

Payment protection If you use an agency, ask if it is registered with TICO (Travel Industry Council of Ontario). Not only does this give protection for your money if the agency goes out of business, but it demonstrates that the company you are using is a member of a professional register and conducts its operations in accordance with provincial regulations. If you rent your cottage from a private individual, the transaction is based on trust so make sure they have a good rental agreement that lays out the obligations of both parties. Expect to pay a deposit of up to 50% of the total cost with the balance paid anywhere from 45 days before the vacation takes place onwards.

Cancellation policy An agency will have its policy on cancellation clearly available on its website or in the documentation you receive on booking. For private bookings, make sure you know what the owners’ policy is. Taking out a simple travel insurance policy will cover cancellation on medical and emergency grounds; some of these even offer a ‘change of mind’ clause that will cover your deposit if you decide not to complete the reservation.

Make your payments on time The high season weeks of July and August book up quickly and both owners and agencies are inundated with enquiries from January onwards. So, don’t expect either to honour a telephone or email booking if you haven’t sent your deposit. If you can’t use a credit card, then send a cheque by Express Post.

As the winter season approaches in Southwest Florida, many local rental managers are preparing for the wave of Snow Birds that visit Bonita Springs, Naples and Marco Island. The time honored tradition of escaping the freezing temperatures has slowly changed in recent years. Many factors have contributed to a trend of shorter vacations geared for a new breed of Snow Birds.

Global Competition

The most notable changes in the vacation rental industry have been from the Internet. The Internet has created a global market for vacation rentals. On the web, guests can choose from millions of rental properties from around the world. The global competition clearly benefits the traveler. For the vacation rental manager, the web means that the competition is only a click away. Prospective guests can quickly compare rates between numerous vacation rental homes and hotels, leading to very competitive prices.

In order to cope with competitive pricing, many resorts and rental managers have unbundled services. By unbundling services, base rental rates appear to be lower, but don’t include the usual services provided like linens and housekeeping. Rental managers have created new profit centers out of providing services that are usually included in the rental rate.

Local Competition

Southwest Florida has seen a glut of vacation rental properties come on the market. This has been attributed to the current slump in real estate sales. Many second home owners have turned to seasonal rentals as a means to offset their expenses. The increase in local rental inventory has resulted in very competitive pricing. This has benefited seasonal renters, with typical vacation rental rates being as low as 25% compared to previous years.

Consumer Changes

Another trend vacation rental managers have seen in recent years is a shift from the typical three month rental to the shorter weekly rental. Shorter vacation rentals have been mostly attributed to the Baby Boomers. Less Americans are retiring at fifty, and “Boomers” are working later into their careers. Today’s snow bird is increasingly working part-time if not full-time. This means the typical seasonal guest will visit Southwest Florida for only a week or even less.

As the competition for seasonal visitors heats up in the vacation rental market, rental managers have chosen to cater to visitors focused on activities like golfing and boating. For an extra fee the vacation rental managers can offer concierge services and transportation to and from the airport. Even budget minded guests are now expecting amenities like broadband internet and heated private pools.

Renee Macdonald, a rental manager with Land and Sea Vacation Rentals , offers guests amenities like golf memberships and beach access. Renee points out that, “Most guest come to Naples and Marco Island for the great golf courses and the pristine beaches.” By transferring the property owner’s golf membership or beach parking pass to the tenant, the rental manager can leverage the rental property’s unique features.

The winter tradition of Snow Birds migrating to Southwest Florida to escape from the cold has become more orientated to working Baby Boomers and visitors looking for plenty of activities. Factors like global competition, a slow down in the real estate market and a shift in the demographics has all contributed to shorter vacations with more activities. The current trend of shorter rentals will continue to increase resulting in a high demand for weekly and weekend holidays. Yet, overall seasonal renters have greatly benefited from the market conditions, with lower rental rates and more amenities.
